About our investment properties & what we do.

  • Essentially we offer you 3 different investment choices
    -Commercial properties with long-term leases : 14-15% ROI
    -Portfolios of 5 or more single family homes : 15 -20% ROI
    -Multi-family apartment blocks : 15-20% ROI
     
  • We build all our properties new. This increases your true ROI/yield by heavily reducing maintenance costs for the first few years and reducing vacancy costs particularly with residential tenancies (ie it's much easier to keep tenants in new or near new premises)
     
  • All our properties are delivered to you fully cash flowing with residential tenants in 1-2yr leases, long-term leases and property managers in place.
     
  • About the corporate structure & procedure we use. You will have clear title and ownership of the properties, HOWEVER  you will actually purchase the company (Newco) that owns the properties rather than directly purchasing the properties themselves
  • What we do. As part of our turn key delivery to you, we form Newco, transfer title of the new properties to Newco, arrange tenants, engage property managers and arrange a US bank loan all in the name of Newco, then sell finally sell Newco to you for an amount that delivers the promised ROI 
     
  • A sales example: if Newco's net annual income was a $100,000 and we had contracted to deliver you a 10% ROI, then you would purchase Newco for $1M, Likewise, if our contract was for a 20% ROI, then you would purchase Newco for $500K.  
  • The more we borrow the lower the interest rates and lower rates mean much higher ROI's for you all the way up to 20-22% on apartments. These larger investments are extraordinarily sound (which is why the banks offer us low interest non-recourse loans) BUT the downside is you need a cash deposit of USD $1.8M to trigger the loan that will return you the 20-22%.

  • You will need to be compliant with The Financial Markets Conduct Act 2013 before you can buy any of our investment properties. Read more here

  • We offer a  2yr income guarantee with all our new investment properties (conditions apply) 
     
  • We pay interest on your investment sum as it is held in escrow while we build and tenant your new properties.
     
  • The properties we buy are always located in major built up cities of a million or more people with substantial infra-structure and large employers such as Fedex, International paper or other fortune 500 companies.
